Rain, rain go away…

A very rainy Saturday as I met with new clients in Brewster NY.  We viewed a total of 5 homes and I was soaked as I made my way to the office to wait for appointment #2 – which happen to be with a very good friend of mine.  We viewed 3 homes and had a ball – wet and all!

Here is a list of the homes I viewed with my first appointment…

Top 10 Must-Have Features in Today’s New Homes

RISMEDIA, January 25, 2010—(MCT)—Americans want smaller houses and they are willing to strip some of yesterday’s most popular rooms—such as home theaters—from them in order to accommodate changing lifestyles, consumer experts told audiences at the International Builders Show.

“This is a traumatic time in this country and the future isn’t something we’re 100% sure about now either. What’s left? The answer for most home buyers is authenticity,” said Heather McCune, director of marketing for Bassenian Lagoni Architects in Park Ridge, Ill. Buyers today want cost-effective architecture, plans that focus on spaces and not rooms and homes that are designed ‘green’ from the outset,” she said. The key for home builders is “finding the balance between what buyers want and the price point.”

For many buyers, their next house will be smaller than their current one, said Carol Lavender, president of the Lavender Design Group in San Antonio, Texas. Large kitchens that are open to the main family living area, old-fashioned bathrooms with clawfoot tubs and small spaces such as wine grottos are design features that will resonate today, she said. “What we’re hearing is ‘harvest’ as a home theme—the feeling of Thanksgiving. It’s all about family togetherness—casual living, entertaining and flexible spaces,” Lavender said.

Paul Cardis, CEO of AVID Ratings Co., which conducts an annual survey of home buyer preferences, said there are 10 “must” features in new homes:

1. Large kitchens, with an island. “If you’re going to spend design dollars, spend them where people want them—spend them in the kitchen,” McCune said. 2. Granite countertops are a must for move-up buyers and buyers of custom homes, but for others “they are on the bubble,” Cardis said.

3. Energy-efficient appliances, high-efficiency insulation and high window efficiency. Among the “green” features touted in homes, these are the ones buyers value most, said Cardis. While large windows had been a major draw, energy concerns are giving customers pause on those. The use of recycled or synthetic materials is only borderline desirable.

4. Home office/study. People would much rather have this space rather than, say, a formal dining room. “People are feeling like they can dine out again and so the dining room has become tradable,” Cardis said. And the home theater may also be headed for the scrap heap, a casualty of the “shift from boom to correction.”

5. Main-floor master suite. This is a must feature for empty-nesters and certain other buyers, and appears to be getting more popular in general. That could help explain why demand for upstairs laundries is declining after several years of popularity gains.

6. Outdoor living room. The popularity of outdoor spaces continues to grow, even in Canada. The idea of an outdoor room is even more popular than an outdoor cooking area, meaning people are willing to spend more time outside.

7. Master suite soaker tubs. Whirlpools are still desirable for many home buyers, but they clearly went down a notch in the latest survey. Oversize showers with seating areas are also moving up in popularity.

8. Stone and brick exteriors. Stucco and vinyl don’t make the cut.

9. Community landscaping, with walking paths and playgrounds. Forget about golf courses, swimming pools and clubhouses. Buyers in large planned developments prefer hiking among lush greenery.

10. Two-car garages. A given at all levels; three-car garages, in which the third bay is more often than not used for additional storage and not automobiles, is desirable in the move-up and custom categories.

We started out late morning – meeting at the office in Brewster, NY – Century 21 VJF Realty.  It was still chilly – then the day began to warm up with sunny, blue skies…

Wow! I can’t believe I made it to Day 100!  Writing about my (Yawn!) Life as a Realtor has been fun.  Showing how multi-tasking my Life and Real Estate and how much I enjoy making this work and how I look forward to our market rebounding!!

Well, today, Thursday, was a good day.  One of my clients, who is purchasing his first home in Patterson, NY, met with his mortgage broker and contracts are awaiting his signature.  Another couple/clients of mine are in the process of negotiating on a beautiful home in Brewster, NY. And, a lovely couple, also purchasing their first home in Southbury, CT, are anxiously waiting for a commitment from their bank.  I have my fingers crossed!  Also, my clients/sellers and I are going out on Saturday to view a few homes in anticipation that they receive an offer soon – therefore allowing them to purchase soon!  Other clients are staying in touch via e-mail – inquiring on listings and waiting to hear if the tax credit will be extended.  Well, it looks like it will!  And not only for First-Time Home Buyers – more info will be announced and I can’t wait!

Day 71:

Yahoo – Realtor Open House Day!  Went to the office – picked up 2 associates in my office ~ Century 21 VJF Realty  – Carolyn and Eva.

But first – before the start of viewing homes – I had to FedEx checks to another Real Estate office for a client.

Then… we were off!   Our first home was located in Hopewell Junction – an oversized Raised Ranch with a mother daughter set up – 14 Taconic Drive – Hopewell Junction, NY ~ CLICK ~ to View Listing Sheet.  The listing agent – Susan – is a very good friend of mine and I wish her much luck with her new listing!  Offered at $535,000.

After viewing this wonderful home from the basement to the attic – and having a tasty lunch – Eva, Carolyn and I were off down Quaker Hill which is on the edge of the Connecticut and New York border and is recognized for its History and beautiful views including horse farms

Yup, I went food shopping… again!   It seems that everyday I need something – today it was water bottles and something for dinner.  I ended up filling my cart – nothing new since I always take full advantage of items that are on sale.

My Life as a Realtor – Day 1

I’ve decided to embark on a journey of writing everyday for a year about my Life as a Realtor.  Some days will be of appointments will clients looking to either sell their home, or looking to purchase one.  Other days will be filled with lots of hours on my laptop in the office or at home Sending listings to clients, Researching the market in and around our area as well as the country – Searching the Multiple Listing Service in both New York and Connecticut to see what listings are new or reduced – Updating my networking sites on Twitter and FaceBook –  Posting on my Blog – Previewing homes during Realtor Open House days – and – Lots of phone calls!  This will all happen in-between my home life with my hubby, 5 children and all our pets!

Day 1:

Spoke with another agent regarding a referral – although nothing much came up in the desired price range.  Posted on my Blog and set up an appointment with a friend to list her home in Brookfield, CT this evening.

Flew to do errands after open houses, including the supermarket to pick up burgers for a quick dinner – called the kids and designated each to do a job to get dinner done quickly since I had, oh… 15 minutes to drop off the groceries and high tail it to Brookfield.  I get home and of course, the kids have everything under control – one great thing about having lots of children!  Remi, our new pup, greeted me by jumping and leaving 2 paw prints on my white shirt – flew to get changed and off to my friends to list her home!

Housing Market – What goes DOWN, must come UP!

Currently, we are in a “down” market.  But… “What goes down, must come up!” – right?  Many people know this of course, and have only one question – When will the market start going up?

This answer can vary, depending on the state and city or town – and on the type of home – single family, condo/townhomes or new construction. 

Some areas believe they have reached the bottom and there is only one way to go from there – UP!

In the areas that I service – Westchester, Putnam and Dutchess Counties in New York and Fairfield and parts of Litchfield  Counties in Connecticut – I can honestly say that I am busy.  Many of my clients are aware that the high volume of inventory, low prices that are still negotiable – along with LOW INTEREST RATES – and the $8,000 tax credit – if it applies – makes it a FANTASTIC TIME TO BUY!

So, don’t catch yourself in the future saying, I should have bought that house.”

Homes – One Viewing at a Time

As I view homes with clients throughout New York and Connecticut, I sometimes have to remind my buyers to view and stay focused – One Viewing at a Time.

Many times, while house hunting, buyers can’t help but mix homes together.  A couple may be out viewing together – one will turn to the other saying the driveway isn’t as steep as the first home they saw earlier that day.  Then, I witness the others face – the deer in headlights look – nothing is registering – a bit of memory loss has just happened!  It sometimes gets so bad, I become referee – and since I have no emotional ties in the purchase, it is easy for me to view homes and retain information – and I’m always glad to help.

To save yourselves some stress and aggravation, take notes – “Side yard has beautiful trees – but VERY close to the house, needs trimming – nice flat back yard, enough for swing set and a garden – front steps look in need of repair, look into cost,…”  and of course, continue inside the home including the garage, attic and basement – “musty smell in basement, awesome master bedroom, can stand up in attic but it is not a walk up,…”

Some may think that by having to concentrate on writing notes, they may be missing out on viewing the home.  Actually, having to jot down notes makes you look up, down and all around!

Life as a Realtor – Showing Homes in Dover, Wingdale & Pawling, NY

Oh… what a day this past Sunday.  I was happy that all 3 homes my clients were interested in viewing were all fully available.  I always try to confirm with the listing agent or listing office each of the homes status.  Although it may show “available” on the MLS – Multiple Listing Service – many times, I’ll be told the home has an accepted offer, inspections done and many times – contracts have been signed!   There are many reasons why a listing agent will not change the status from available to accepted offer and then pending.  One reason is… they hope for back up offers.    This is good for the seller – not so good for buyers – especially if I only find this out AFTER viewing the home that now my buyer has some interest in.

The first home was in Dover, NY –  WAY off Route 22.  I was on unpaved roads, going up a mountain with twists, turns and lots of mud!  All this to find out that the road leading to the home was closed!  A huge “ROAD CLOSED” sign was up … BUMMER!  – onto the next.

Our 2nd home was in Wingdale, NY – a bit further south of Route 22.  This home had peeked interest in my buyer from the first time I e-mailed it to her a few months back – but it had an accepted offer and we were never able to view – until now.  Apparently, the deal fell through.  We turned onto the road of the home and noticed there were mobile homes on both sides of the entire road.  Nice neighborhood, but the home we were viewing was a cape and it stood out like a sore thumb – but there was still some interest.  I rang the bell, as always, then proceeded to retrieve the key from the lockbox.  When I went to open the door, I heard barking… then growling – a low, angry growl.  Now what do I do!!  There is a loose dog.  Thankfully, he was a chihuahua who continued to growl at me the entire time we viewed his“casa”.

Onto the 3rd, and last home which was also off of Route 22 in the town of Pawling, NY.  This appointment took me 2 days to confirm – the owners and I kept going back and forth until finally all was good to go.  I pull up to the home and realize – I’m late!  Due to all the twits, turns and mountain climbing to get to the first home and fearing for my life in the second home.  Oh well, I will apologize if the owners are home, I thought.  I read my notes – “Lockbox on Back Door“.  So, I walked up to the deck… no lockbox, but there was a note to remove our shoes – so I knew we were at the correct door – but where was the lockbox?  Finally, it was found on the basement door – ???  and we were able to view the home.  Awesome!  Lots of space – first floor – finished lower level – AND an apartment above the garage as well as privacy!!  My buyers expressed interest and I promised to contact the listing agent on my way out.  Which I did…. only to hear, “Diana, forget about this home, it is going to auction on Tuesday.”  GULP!  I felt terrible for the homeowners who were losing their home due to foreclosure AND I felt terrible for my buyers.

I received some positive news today via e-mail.  An article written in “Daily Real Estate News” through Realtor.org

Obama Promises More Low-Cost Mortgages…

President Barack Obama promised Saturday to reduce mortgage costs as a key part of his plan to improve the economy.

Analysts applauded the move, saying that making low-cost mortgages widely available could stabilize housing markets and jump start new home construction.

Beyond that, observers say aid for the troubled housing market will help blunt the anger many Americans feel over the financial bailout as the executives of firms that received billions take bonuses while average people lose their homes.

Any positive news makes me happy for both my buyers and sellers.  My buyerswill be able to possibly take advantage of these historically low interest rates and sellers may see more activity and possibly a SOLD sign in front of their home!

Carmel, NY – A Place to Call Home

Carmel, NY is located in Putnam County – consisting of hamlets in Carmel, Mahopac and Mahopac Falls. Located just a few miles from the Westchester County border and approximately 55 miles from NYC, with access to I-84 and the Croton Falls and Southeast Train Station for commuting.  The population of Carmel is approximately, just under, 35,000 and the residents are able to enjoy the rural charm of the village and Historical significance.  Lake Gleneida – with a statue of Sybil Ludington, is located just across from the Putnam County Courthouse, a National Historic Landmark erected in 1814.  There are also other lakes – Lake Carmel, ponds,reservoirs, parks, farms and horse stables –  adding the picturesque scenery.

 

Children either attend the Carmel Schools  –  or  –  the Mahopac Schools.

Clouds for a Wintery Mix in New Fairfield, CT & Brewster, NY

Clouds are everywhere  – where I live in New Fairfield, CT and where I work in Brewster, NY.  We are due for a wintery mix – rain and snow which will then change over to ice.  Although, I am pleased to say,  that it doesn’t seem to stop my buyers who are looking to purchase a home.

and… as long as the driveways are plowed and walkways are clean to homes that we’re viewing – I’m good to go!

Viewing homes in the winter does have some advantages.  You can see how cozy the house is – are there drafts – or possibly rooms that are poorly heated and/or insulated.  Rooms can vary – for example those with vaulted ceilings hold all the heat high above.  Simply installing fans to draw the heat down can help.  Or, rooms that were once a porch and now enclosed, may need more insulation and so on.

Also, while viewing the homes property in the winter, when all the leaves and shrubs are gone, helps to see the entire acreage – along with what is neighboring the property.

Sherman, Connecticut

Sherman, Connecticut – incorporated in 1802, is a quaint small town with an estimated population of 4,110.  It is always a pleasure to show homes there.

Sherman neighbors the towns of New Fairfield and New Milford, CT along with Putnam County in New York.

Sherman has a lake community with homes, beach areas and docks on Candlewood LakeThe scenery also includes rolling mountain views and farmland along with it’s historic center of town.  On Route 37 the popular American Pie sits – a delicious family restaurant that also has pies, breads, cakes – and meals to go that taste just like they’re homemade!

You input what state, town and price of home your interested in – and VOILA!  Oogles and oodles of HOMES!  You can search from the comfort of your own home – during a break at work – or even on your phone!

It’s COLD Outside!

Boy is it COLD outside!  Yesterday, I showed a home in Brookfield, CT – nice, cozy – warm cape.  My clients took their time and checked everything out – the way viewing homes should be.  Then we made our way into Danbury, CT– Brrrr!!!  We viewed two Foreclosures – with no HEAT!!  Both had been winterized so that the pipes wouldn’t freeze – too bad I did!  By the second home, my toes and hands were numb and my nose was running – but I couldn’t feel it!  I DON’T know how people work outdoors – like my husband.

My state of mind says it’s only November and technically we are still in the Fall season – but – Mother Nature seems to want winter here – NOW!  So, lesson learned for me – time to wear a winter coatscarf – warm boots AND bring something warm to drink for me and my clients!

LIFE AS A REALTOR – Realtor Open House Day (5)

In Westchester County last Thursday, Carolyn – an associate Realtor in my office – and I saw some magnificent homes

  Our first home, currently on the market for $12,500,000 in BEDFORD – NY,was an 1927 Georgian Manor house built with original bricks from a 16th Century English Estate.  With over 23 acres, a pool, barn, twin gate houses and a multi car garage – we were in awe while viewing every room, including the maids quarters, attic and we even dared to view the basement!  All the while wondering – Oh! – If These Walls Could Talk.

We moved onto a lovely Country House in POUND RIDGE, NY.  This home was built in 1958 and designed by Livingston Elder.  With over 2 acres, a pool, fruit trees and overlooking the Ward Pound Ridge Preserve, making this home a private oasis.  It is currently on the market for $1,395,000.

 

 Last, but not least, we viewed another home in Pound Ridge, The Byron Stratton House – a Historical Pound Ridge Landmark.  This Colonial, with over 6,000 square feet on over 6 acres, was originally buit in Connecticut, then brought over and rebuilt in it’s current position in 1934.  With 6 working fireplaces, a library, conservatory, gymnasium, pool, gazebo and pond – this home is a true gem.  It is currently listed for $3,999,900.

House Hunting in Westchester County

I have been assisting First Time Home Buyers who are looking in different towns in Westchester County, a perfect middle in-between New York City and the country in upstate New York

Last week we viewed a townhouse in Rye, NY – a home in Scarsdale, NY – and then moved onto another home and townhouse in Pelham, NY.  All of these towns and streets we passed to get to our designation, brought back early memories of when I lived in Westchester – growing up in Mount Vernon, NY and then moving to Harrison, NY. 

I am very fortunate to have these wonderful memories and I am always anxious to assist buyers in their search to begin their memories.  Also, it’s always a pleasure working with 1st time home buyers who are currently renting and now have the opportunity to stop handing over a check to their landlord and saying good-bye to their money – FOREVER!

When owning your own home, over time you may build equity into the home and it can be the single biggest tax break available.  And don’t forget – YOU control the heat, YOU get to remodel and decorate it with YOUR style inside and out!

While House Hunting, Stop & Smell the Flowers

With Homes For Sale’s inventory being high and interest rates lowWHAT A PERFECT TIME TO BUY!  With so many homes currently on the market, you can start in the morning and end in the evening, viewing home after home in different neighborhoods – towns and states!

If your out viewing homes, please make time to take in as much as you can.  Take notes on EVERYTHING, including the pluses AND minuses of each home.  With the  sellers permission, you may also be able to take your own photos or video.  Since many homes have little or no interior pics, I have taken my own footage to send to my clients via e-mail so they could share desired homes with family members and friends.

With homes that my buyers are considering to purchase, these photos will help them with ideas of where to place furniture, color schemes and even help answer questions like, “How many window were there in the master bedroom?”.  Couples often argue over whether or not there was a fireplace in the living room!    

Also,  with now being Spring, maybe take the time to smell the flowers along the way!

LIFE AS A REALTOR – Realtor Open House Day (2)

On Wednesday, it was Realtor Open House Day again here in Putnam County!  An associate of mine, Carolyn Wachter and I, set out for our visits to our offices new listings as well as others.

It was a beautiful day, and the first home on our agenda was in Kent, NY – moving on to a new 55 and Better community, currently in construction in Carmel, NY and then – without even knowing – we made our way to Patterson, NY to view an older home – which is always at the top of our must see list.

The Federal Style House, built in 1795, is owned by an Academy Award Winning Actor.  The wide-plank floor boards, the numerous fireplaces, the architect throughout the home was mesmerizing.  I always find myself wondering what it must have been like living here over 100 years ago – no electric, running water, telephone – no television!

In the Patterson Historical Society Book, where this home is featured, Carolyn read that a previous owner would bring her cow into her room at night to sleep.  I couldn’t help but think, “If These Walls Could Talk”. 

The listing agent took us on a tour of the home from top to bottom and into the barn-turned-guest-house overlooking the 41 plus acres estate – BEAUTIFUL!

Oh, and I was also able to view “The Oscar” sitting in the corner of a room – the cherry on top of a perfect day – my day… in the Life as a Realtor.
